Client Receives
Drawing showing preliminary site plan with home location, applicable zoning information, ballpark project estimate and contract.
Architect generates concept drawings with Owner guidance, consulting with engineers, design team members (kitchen, interior, etc.), and the contractor. Early review of project scope and budget check with contractor. Client receives preliminary black & white floor plans, elevations and 4 exterior perspectives.
Owner Approval ⤵
Design Team (architect, kitchen, interior designers, etc.) develops all project content further, selecting materials, equipment, furnishings, etc., with the Owner to create a project specifications list for the contractor to review for budget assessment. Client receives a complete drawing set capturing site plan, floor plans, elevations, reflected ceiling plans, sections and interior/ exterior perspectives. This phase culminates with Owner approval of the design package.

City Design Review if required
Design Team (architect, kitchen, interior designers, Title 24, etc.) generate complete project drawing document set and specifications for the contractor to review for final budget assessment. Drawing set is submitted to SIPs manufacturer and permit approval. Client pays initial permit building fee to regulatory entities.
Owner Approval & Regulatory Entity Planning and Building Approval ⤵
Client pays building permit fee and approved document set is provided to the Contractor. Client meetings are scheduled, benchmarkers are set, and construction begins! The Contractor will upload photos during the process of construction for your information & recordation. Contractor schedules inspections with proper regulatory entities, documents, and communicates with Client and Design Team.
Client and Contractor walk through the substantially completed project, reviewing all items, functionality, and finish. This is commonly called the "Punch List". Any outstanding items or issues are addressed and mutually resolved.
Client and Contractor walks through the completed project, reviewing all resolved issues and handing all equipment manuals and literature over to the Client.
